Office Hours for Vacation Home and Cabin Rentals

Our Vacation home and Cabin Rental office hours are Monday through Saturday 9:00 am to 5:00 pm. The A Blue Ridge Vacation Rentals office is closed on Sundays. If you submit an inquiry or reservation on a Sunday, we will be in touch with you on the next business day. If you need immediate assistance, please call (706) 455-7400.

Please note:  An arrival email will be sent to you 3 days prior to your arrival date.  This email contains driving directions, door codes and all passwords you will need for check in and during your stay.  It will also contain your check out instructions which are very important.  If you have not receive, please contact the office at [email protected] or 706-632-7100.  


Check-In and Check Out

Check-In: You may check in at any time from 4:00pm or later unless you have been approved for an earlier check in.  We highly advise you to check in before dark. Please make sure you have your arrival email and follow those directions as GPS doesn't always work here in the mountains. 

Check Out: Check Out Time is at 11:00 am. If you have not checked out by 11am without prior approval, you will be charged for half a days rent.

Please respect the next scheduled guest by being prompt when departing in order to allow our housekeeping crew to come inside and start cleaning the cabin for the next guest.  And Please make sure all the check out procedures have been followed.

Making Reservations for a Vacation Homes/Cabins

All Cabins and vacation home rentals have a 2-night minimum stay requirement. There is a 5-night minimum stay requirement for 4th of July, Thanksgiving, Christmas and Easter and a 3 night minimum for Valentine's day, the month of October, and all other minimum Holidays.

Peak seasons and Holidays are subject to higher cabin and house rental rates. You must be 25 years of age or older to make a reservation on any of our vacation rental homes or cabins. Please know that the person renting the cabin must be at least 25 years old to rent from us and will be asked for identification at the time of check-in. Parents, please do not call to rent for your children.

Renter must be willing to take full responsibility, be with their guests during the entire stay, and sign our Liability Release form that will be sent along with the Rental Statement. Renter needs to be aware, before check-in, the credit card on file will be authorized a $300 security and damage deposit. In the event rental property is left in a damaged state, the rental company is authorized to keep the $300 security deposit and also any additional monies above and beyond this amount.

To make a reservation you can book it online or call our office at (888)452-9567 or (706) 632-7100. We will need your Credit Card at the time of booking to hold your cabin with a down payment of $250. The deposit will be charged as soon as the reservation is made in order to confirm your reservation. This amount is deducted from your rental total and the remaining balance will be due at check-in along with an authorization of a security and damage hold on the CC on file.

In the event double bookings or if the cabin is no longer on our rental program which is rare, the renter will be notified. We reserve the right to relocate guest into a different cabin within our rental company or of another company. Guest will have the option to accept the replacement cabin or receive a full refund.

Please note: We now offer Rental Protection and Damage Protection insurance. If you choose to purchase damage insurance which we feel is a very good idea, you will not be required to be charged a $300 security hold at check-in.

Number of Guests in Cabin Rental or House Rental

Every cabin or house rental has a listed maximum occupancy which can not be exceeded for safety reasons and by law. Any violation of this rule can result in an automatic forfeit of your security deposit and possible eviction. 

Cabin Rental and Vacation Home Payment Options

When making a reservation online, we accept Visa, MasterCard, American Express and Discover. 7 days prior to check-in, the balance due on your rental will be automatially deducted from the credit card on file. We accept all major credit cards.  If you wish to use a Cashier’s Check to pay the balance of your rental, it must be mailed at least 30 days prior to arrival to allow time to for the check to clear. We do not accept personal checks at any time.

Reservation Confirmation on your Vacation Rental

After making your reservation for one of our cabins or vacation home rentals, you will receive a rental statement by e-mail, fax or mail. This statement will supply your name, the cabin or vacation home you have reserved, your rental fees and directions to the Blue Ridge Vacations office in Blue Ridge Georgia. It is your responsibility to ensure you have all the proper information for your rental stay and everything is correct. In the event your rental statement is wrong, please call the office immediately to make necessary changes. If required, you will receive a new rental statement.

 Travel Insurance

Blue Ridge Vacations LLC has partnered with CSA Travel Protection to provide you with this important insurance and we highly recommend that you purchase the protection to safeguard against the unexpected. We all want the trip we've planned to be the vacation of our dreams. No one wants that dream to turn into a nightmare, but unexpected events can happen! Purchasing Travel Insurance is a wise investment, but not necessary to rent a cabin or vacation home from us.

Liability Release Form

There is a Liability Release Form that will be sent to you by email. It is mandatory that it be returned to us signed before you can check in. No Exceptions.

Last Minute Cabin and Vacation Home Rentals

If you are making a last minute booking for the same day, please call us at (888)452-9567 during business hours in order to secure your reservation. Our online system is not able to do same day cabin or vacation home rentals at this time.

Security Deposit

A Blue Ridge Vacation reserves the right to charge your credit card up to $300 for security damages.  In this event, you will receive notification through email or text within 5 days of your check out with pictures and written notice of charges.

Vacation Rental Damage Protection Details:

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000.00. Any damages that exceed $3,000.00 or are not covered under the plan will be charged to the credit card on file. If during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000.00. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy

The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Blue Ridge Vacations LLC any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Blue Ridge Vacations LLC directly if you do not wish to participate in this assignment. In the event you do not wish to purchase this plan, a $250 security deposit is required.

Please respect the cabin or house and take care of it. Our cabins and vacation home rentals are beautifully furnished and well kept and we wish to keep them this way. The cleaning fee does not mean we are allowing you to leave the cabin or hot tub in an unsanitary condition. We reserve the right to charge for extra cleaning expenses. Any damages by Guests must be reported at or prior to check out. Any additional damages to the cabin or vacation home that exceed the security deposit or insurance limit will be billed to the renter.

Cancellation Policy

To cancel a reservation we require a phone call to our office where you will be given a cancellation number. You are then required to also email us at [email protected] with the cancellation letter, your name, dates and reason for cancellation. 

*All Cancellations are subject to a $25 processing fee

*Reservations canceled with less than 1-month notice are subject to a $100 Fee.
*Reservation canceled within 2-week notice forfeits the $250 deposit.
*Reservations canceled less than 2 weeks and No Shows are subject to the entire rental fees.
*Cancellation policy applies to last minute bookings as well.

Sorry, No Exceptions

We recommend all guests purchase travel insurance which will cover your rental costs on covered life events.

No Smoking Policy

We have a Strict No Smoking Policy in all of our cabins and vacation homes. Smoking inside any of our vacation rentals or cabins is an automatic $250 charge on your credit card as well as any additional charges for cleaning and smoke removal which will be billed to the renter. You may smoke outside on the porches or decks, but please do not dispose of cigarettes in the yard area or in our woods. This can cause forest fires and could also result in a home fire.

Firearms and Fireworks

We have a Strict Policy of No Discharging of Firearms or weapons of any sort at any of our rentals or adjoining property. Our insurance, as well as our homeowners, require this due to the potential for injury, damage or wildfire and any violations will result in eviction, forfeitures of rental monies and being reported as an Unlawful Discharge of a Weapon. Fireworks are also prohibited due to the fire hazard, insurance and community regulations. Any violations will result in eviction, forfeitures of rental monies and be reported.

Pet Policy

Pet Policy: In cabins which are not listed as ”Pet-Friendly”, we cannot accommodate any size or type of dog, cat or any other pet in any of the other cabins and vacation homes, so please, Do Not Ask!  If we find evidence that a pet has occupied the property on a non-pet-friendly unit, this is an automatic forfeit of your security deposit and possible eviction may occur. 

In pet friendly properties, there is an extra cleaning fee for all stays with a pet in a pet-friendly rental. There is also a $20 per night per pet fee.
